New EPC Rules for Homes in Hull & East Yorkshire: What You Need to Know


What is an EPC?

An EPC (Energy Performance Certificate) tells you how energy-efficient your home is. Properties are rated from A (most efficient) to G (least efficient), giving buyers and tenants a clear idea of expected energy bills and overall performance.

Your home’s EPC score is based on factors like insulation, double glazing, heating systems, and lighting.


When is an EPC needed?

By law, any property being marketed for sale or rent in the UK must have a valid EPC. It’s one of the essentials your estate agent will need before launching your property online or arranging viewings.

EPCs are valid for 10 years, so if yours has expired—or if your property never had one—you’ll need to get an updated version before putting your home on the market.


What’s changed?

From this month, new rules have been introduced for how EPCs are created. These updates are part of a new methodology called RdSAP 10 (Reduced Data Standard Assessment Procedure).

The key difference? EPC assessors must now carry out more detailed checks and can no longer rely on certain assumptions. They may also ask for supporting documents (such as proof of insulation or heating upgrades) during their visit.

These changes affect how insulation, glazing, heating, hot water systems and ventilation are recorded.


What does this mean for home sellers and landlords?

Your EPC rating could change. Some properties may shift to a higher or lower band under the new system.

EPCs might cost a little more, as assessors now need to do more detailed work.

But don’t worry—your energy assessor will handle the technical side. All you need to do is provide any documents they request to help them carry out an accurate assessment.

What should I do next?

If your EPC is still valid, you don’t need to do anything until it’s time to renew.
