The key message is that the Budget has done little to disrupt the housing market, allowing buyers and sellers to continue making plans with greater clarity.
Much of the Budget focused on the cost of living, with measures aimed at easing pressure on household finances, including energy bills and fuel costs. Anything that helps household budgets is welcome news for the property market, as affordability plays an important role in people’s decisions to move.
For first-time buyers, there were also some encouraging announcements, including the Your First Home scheme and a new first-time buyer ISA in England. Although the main housing scheme is focused on new-build properties, helping more people onto the property ladder is a positive step for the market as a whole.
There were no major changes to Stamp Duty or building regulations, meaning buyers and sellers can continue planning without having to navigate significant new rules or costs.
For landlords, the previously announced increase in tax on rental income may influence investment decisions, although demand for good-quality rental accommodation remains an important part of our local housing market.
What happens next?
The next important date is Thursday 5th November, when the Bank of England is due to announce its latest interest rate decision.
With Bank Rate currently at 3.75%, mortgage rates and affordability remain important considerations. However, buyers and sellers are increasingly accustomed to making decisions in a market where interest rates fluctuate.
What does this mean for Hull & East Yorkshire?
Our region continues to offer something that many parts of the country simply cannot match: excellent value for money and a fantastic quality of life.
From first-time buyer homes in Hull to family properties in the surrounding villages and larger homes across East Yorkshire, our area offers a broad range of opportunities for people at different stages of life.
Importantly, people don’t just move because of Budgets or interest rates. They move because their families are growing, their circumstances are changing, or they’ve found somewhere they’d love to call home.
Those reasons haven’t changed.
At Beercocks, we firmly believe that the right preparation, marketing strategy and pricing approach can make a significant difference to the result a seller achieves. Even in a market where buyers have plenty of choice, well-presented properties marketed effectively can generate strong interest and competition.
Our view
The Autumn Budget hasn’t fundamentally changed the outlook for the Hull and East Yorkshire property market, and that’s no bad thing.
With our region’s relative affordability, diverse housing stock and continued opportunities for buyers and sellers, there are plenty of reasons to approach the months ahead with confidence.
For anyone considering a move, the message is simple: don’t put your plans on hold because of national headlines. Understand your local market, get the right advice and make the move when it’s right for you.
At Beercocks, we’re looking ahead with confidence and remain positive about the opportunities in our local property market.
